عن هذا المشروع

Fleur de Canne is a 37-acre agricultural morcellement at Choisy, Baie du Cap, on Mauritius’s south-west coast. Property Lab describes a low-density scheme of 37 plots, with its project page giving a rounded area range of 2,100–8,400 m²; the 2022 survey plan lists individual areas from 2,110.43 to 8,310.00 m². Elevated parts of the site are marketed for views across the surrounding landscape and towards the ocean. The land’s permitted use is central to the offer. The linked Morcellement Permit MHL-M-2022-78, issued on 23 August 2022, authorises subdivision into 37 lots for agricultural purposes. Its conditions state that residential development is not allowed and lots may not be further subdivided. A watchman’s quarter or store not exceeding 30 m² may be considered only with relevant local-authority permits. The permit also identifies natural drainage paths, Ruisseau Toulouse and road-reserve requirements. Buyers should review the permit, deed conditions, title, access, services and current approvals with the relevant authorities and advisers before purchase. Property Lab describes co-ownership rules and the option for land to remain under sugar cultivation managed by the landowner. Its page also presents small off-grid eco-lodges as an optional concept; that marketing concept does not override the permit’s agricultural-use restrictions or establish permission for a dwelling. No residential or lodge entitlement is implied. Third-party portals showed an individual 2,321 m² Fleur de Canne agricultural parcel advertised at MUR 3,500,000 in October 2026. This is a specific resale advertisement, not verified developer stock or a scheme-wide asking price; availability and terms should be reconfirmed with the advertiser. The MUR 140 million figure on Property Lab’s page is project value, not a land price. For buyers researching agricultural land for sale in Baie du Cap, the linked site plan helps identify the historic 37-lot layout and stated areas. It is not a current cadastral extract; plot boundaries, title and any transaction must be confirmed independently.
