Villa Mauricia is a low-density villa development at Mont Mascal in northern Mauritius, near Cap Malheureux and within reach of Grand Baie. The current project website describes an estate of 16 homes: 15 new villas and one existing residence. Its U-shaped design centres each villa on a private pool and garden, with sliding doors connecting open-plan living and dining areas to the terrace. A published typical floor plan shows three bedrooms with ensuite bathrooms, a separate guest WC, a kitchenette, porch and two verandas. The 2024 bilingual brochure gives a total living area of 246.20 m² and plots of approximately 625–660 m²; confirm the area basis, plot and specification for the specific villa. Selected interior customisations are advertised. As checked on 13 October 2026, Property Lab’s current sales website states that Phase 1 is sold out and under construction, the project has entered its final phase, six villas remain available…
