About this development

The WaterClub is a completed waterfront residential development at the entrance to La Balise Marina in Black River, on Mauritius’ west coast. Delivered in 2021, the project brings together 12 apartments, three penthouses and seven optional studios across a landscaped riverfront setting. Its marina location, views of the water and nearby mountain scenery place it close to La Preneuse, Tamarin and the west-coast leisure and dining options. The apartment buildings are arranged in three river-facing blocks, each with four apartments and one penthouse. Historic Property Lab marketing material gives typical apartments at approximately 202–216 m² net sellable area, including covered verandahs. The three penthouses are described at approximately 457 m², each designed with a private six-metre plunge pool. The original masterplan also shows separate studio blocks, a shared swimming pool and deck, poolhouse, tropical gardens, outdoor lounge, barbecue and fire-pit areas. A pontoon for up to six boats appears in the original brochure as subject to permit. Its current status, any berthing rights, shared-area rules and applicable charges should be verified. Historic Boat Club benefits are not presented as current entitlements. The brochure’s masterplan and apartment, penthouse and studio drawings are now available in the media section as separate reference files; they are illustrative marketing plans, not guaranteed as-built or unit-specific plans. The official brochure identifies architect Nicolas Paturau of Taktik Architects. Property Lab records MUR 550 million in project sales; this is total project turnover, not a current asking price. Current resale availability, pricing, service charges and unit-specific title conditions have not been verified. For buyers researching waterfront apartments in Black River, Mauritius, request the current resale schedule, selected residence’s title and legal documents, verified area and as-built plan, service-charge budget, management terms and confirmation of any pontoon or shared-facility rights.
