Beau Plan Smart City

Beau Plan Smart City is Novaterra’s long-term mixed-use development in northern Mauritius, planned as a connected place to live, work, learn, create and spend leisure time. The project extends beyond a residential estate: its masterplan brings homes together with offices, education, retail, cultural venues, sport and landscaped public space across distinct but linked neighbourhoods. The Residential District groups Beau Plan’s apartment, duplex and serviced-plot communities around dedicated green areas. The Lakeside District includes Mahogany Shopping Promenade and The Strand offices, while the Creative Park reuses part of the site’s industrial heritage for arts, culture and community activity. Business, education and leisure districts add workplaces, schools, an equestrian centre, padel facilities and other everyday services. Pedestrian paths and cycle routes are designed to connect these destinations and reduce the need to drive between daily activities. Novaterra describes Beau Plan as a human-scale city shaped by the Smart City Scheme and a long development horizon. The developer’s official portfolio records more than 150 homes already associated with the city and an eventual ambition of 2,400 residential units.
