Collection — Route Royal Beachfront Showcase (Demo)

Fictional Collection demonstration development — not real property stock and not offered for sale. A G+2 architectural concept with four residences on a user-selected illustrative site along Route Royal, Cap Malheureux, Mauritius. The design combines contemporary Mauritian architecture with the proportions and materials of colonial sugar-estate houses: shaded verandas, timber detailing, limewashed walls, a pitched roof and a traditional volcanic-stone wall at the road frontage. The conceptual arrangement places the beach and pool garden to the north and road arrival, parking and service access to the south. Shared proposals include one pool, landscaped outdoor areas and a stair/lift core. U01 and U02 are two-bedroom garden residences, U03 is a four-bedroom first-floor home with a library, and U04 is a two-bedroom penthouse. Their interior directions are respectively calm beach cottage, contemporary Mauritian, restrained traditional Mauritian and luxurious modern Mauritian. All generated images are artist’s impressions. Construction images illustrate a hypothetical sequence, not actual progress. Site boundaries include both existing buildings provisionally; no ownership, surveyed boundary, legal beach access, planning/EIA approval, purchase eligibility or completion is represented. Coordinated concept plans govern the design; generated imagery may vary. Coordinated design revision 02 provides a 4.8 m shared stair/lift core, a 2.1 m lift envelope, 1.225 m side bypasses and 1.24 m private connecting galleries on the upper floors. Proposed floor-to-floor height is 3.35 m and ceiling height 3.1 m. These are concept model dimensions, not a compliance assessment. The nine-sheet set covers each floor, all four elevations, kitchen/shower-room details and openings. The landscape brief includes beautifully lit gardens and outdoor seating. Utility connections, drainage, waste collection arrangements, environmental ratings, statutory land use and nearby journey times remain unverified. Earlier exterior renders predate the revision 02 openings and core and must not be treated as exact plan matches.
