Villas A’loès is a 14-home collection of detached villas within Cap Tamarin’s Smart City village in Tamarin, on Mauritius’s west coast. The development offers two house types arranged over two levels, giving buyers the privacy and outdoor space of an individual home within reach of the wider village’s daily services.
The official numbered site plan assigns Type B to Plots 1–7 and Type A to Plots 8–14. Both designs place the principal living, dining and kitchen space beside a covered terrace and garden; the plans also show a ground-floor bedroom and bathroom, laundry and storage, with upper-level bedrooms and balconies. The standard Type A plan shows three bedrooms, while Type B is arranged as a four-bedroom home with an upper-floor master suite and dressing area. The current Cap Tamarin marketing page describes four en-suite bedrooms across the villas, and Plot 14’s later factsheet records four en-suite bedrooms; the available material therefore differs by source and unit. Confirm the selected villa’s current plan and schedule rather than relying on a generic type description.
Area figures also depend on type and measurement basis. The 2023 brochure gives Type A as 188.70 m² net / 218.99 m² gross and Type B as 178.38 m² net / 215.92 m² gross. The current project page rounds the villa area to 216 m², while the brochure overview describes about 218 m². Compare like-for-like net or gross measurements and verify the selected plot’s measured area. The plans and brochure imagery are illustrative and non-contractual.
Private gardens, covered terraces and dedicated parking are part of the project description. Pools appear in the promotional material, but the promoter notes that some items are optional. Plot 14’s historical factsheet specifies a 15 m² pool and a 340 m² plot, and is marked SOLD; those details should not be applied to other plots. Check each home’s pool inclusion, landscaping, finishes and equipment against its own current documents.
Set on the edge of the village, Villas A’loès is positioned for buyers seeking a house in Tamarin with nearby shops, schools, sport, healthcare and dining. The 2023 brochure places the development about five minutes’ walk from the commercial centre, Riverland Sports Club, primary school, park and village centre; the promoter’s current page also highlights the proximity of international schools, offices and Tamarin Bay. The attached 2026 English and French masterplans show the wider Cap Tamarin location, not individual plot boundaries. Access to shared village amenities is governed separately from each villa’s private facilities.
Cap Tamarin markets Villas A’loès under the Smart City Scheme and states that Mauritian and foreign buyers may purchase, subject to applicable requirements. The promoter’s published delivery estimate was 2024, which has passed. Collection’s source folder contains a Plot 14 factsheet marked SOLD, but the material reviewed does not establish current resale stock, a current price, or availability across the other plots. The project is recorded here as completed; confirm any unit’s present availability, handover status, price, scheme documentation and precise specification before making a decision.
