Les Palétuviers is a phased coastal estate at Anse La Raie, on Mauritius’s north coast. Maison Rouillard, the historic landowner, leads the wider destination. The masterplan brings homes, places to work, hospitality and leisure uses around an existing landscape of barachois, mangroves, forest and old stone paths.
The natural setting
The project describes a 16-hectare nature park at the heart of the estate. Within this setting, its published landscape material identifies a 3.5-hectare native forest with more than 80 endemic species. Walking, jogging, cycling and biodiversity activities form part of the estate’s outdoor offer. The park, forest and lagoon are distinct environments; access arrangements and any organised activities should be checked with the estate team.
The residential neighbourhood
Quartier du Levant is the first residential phase, co-developed by Maison Rouillard and HORIZON Projects. Its offer includes studios, apartments, penthouses, twin villas and detached villas. These homes belong to the residential phase, with their own plans, specifications and sales schedule. A view across the estate or towards Coin de Mire is specific to a home’s position and cannot be inferred from the estate’s aerial photography.
La Place and everyday life
La Place is planned as the pedestrian centre, bringing together cafés, restaurants, local shops, workspaces and wellness uses. The estate’s design connects this centre, the park, residential areas and the beach through walking and cycling routes. Individual premises, operators and opening dates vary by phase; the masterplan is not a list of facilities already operating or included in every purchase.
The Ocean Club
The advertised Ocean Club concept includes a lagoon-facing pool, restaurant, bar, water-based activities and short-stay accommodation. The developer’s accommodation page advertises an opening in 2030. This is a forward-looking target, not confirmation that the club or its rooms are open. Membership, charges, resident rights and the delivery dates of individual facilities require reconfirmation. Anse La Raie and the wider north
The estate sits beside the Anse La Raie lagoon, with Grand Gaube and Grand Baie providing wider village, retail and service connections. The residential project names Northfields and École du Nord among the schools in the wider area and refers to nearby private clinics. These are off-site services, subject to their own admissions, appointments and charges. The developer advertises the beach as walkable from Quartier du Levant; an exact walking route, distance or private beach right has not been verified.
Who is shaping the estate
The official project team identifies HORIZON Property Partners for master project management, Architects’ Studio for masterplanning and architecture, and ARUP for engineering. HORIZON Projects’ residential co-development role at Quartier du Levant is separate from the management of the wider estate.
Buying within Les Palétuviers
Choose a specific phase and residence before comparing price, area, buyer eligibility or delivery terms. There is no verified estate-wide starting price or completion date. Request the current approved plan, construction update, infrastructure programme, service charges and written amenity-access conditions for the home under consideration. Eligibility and any residence-permit route must be established for that property through the applicable legal documents.
Project and facility information checked on 16 October 2026. Planned uses and advertised dates remain subject to developer reconfirmation.
